Catalina sits north of Tucson in higher, drier desert near Catalina State Park, and a lot of homes out here run on private wells instead of municipal water. That usually means harder water than what you'd get closer to the city — tougher on water heaters, tougher on fixtures, and worth checking during any plumbing visit rather than waiting for a failure.

On the HVAC side, the conditions are still classic Southern Arizona: long stretches of extreme heat that push AC systems hard, followed by monsoon dust that finds its way into ductwork every year. We pre-measure and run a Manual J heat-load calculation on every install instead of matching the old unit's size, and every new system gets a scored measureQuick verification before we call it done.
